Buying/Selling

From the day you close on your investment property, to the time you put it back on the market, Blavesco will be there from ‘cradle to grave’ to handle all of the details.

BUYING: As a Buyer’s real estate broker, we will find and negotiate the best price, analysis the financials and ensure that you are getting the deal that you want.

SELLING: When you decide to sell, Blavesco will act as your broker to ensure the best market penetration to potential homeowner’s in the area, and that you achieve the best price possible.

INSTITUTIONAL SALES: Blavesco also handles institutional level sales to acquire blocks of single family homes and apartment complexes, so we can find deals not available to single buyers.

Leasing

Blavesco will take care of the full life cycle of leasing out your properties. We have our process and checklist that has been proven effect through many years. We begin with the initial tenant screening, legal background checks and credit checks to ensure that the family renting your home not only has the means to pay, but are they type to take care of your property.

We utilize industry standard forms – Texas Real Estate Commission rental agreements – and ensure all communications with the renters are written in their tenant portals.

Utilizing state of the art online payment, background checks and client web portals ensures that everyone in the circle is kept up to date: Renter-Property Managers-Owner.

Repairs/Maintenance

Blavesco has over 45 years of experience and connections in the construction, property and maintenance area. We have ties and partnerships with independent contractors and companies who reliably, professionally and cost-effectively repair and maintain your homes.

OUR PROCESS: We keep a maintenance reserve on each home (usually $500), and will make minor repairs. Any amount over the reserve, we will obtain up to three independent bids for repairs and allow you – the Owner – to decide which bid to take.

Repairs, maintenance and make-ready expenses should always be kept to a minimum, and we strive to keep the tenants satisfied and proud of their homes.

Evictions

Unfortunately, eviction proceedings will ultimately come up in a rental home given enough time. We ensure that you, the Owner, does not have and of the hassle and headache involved.

Blavesco will take care of the complete handling of the eviction process. From filing the petition for eviction to appearing as your representative at the eviction hearing, to getting possession of the property and renting it back out in the market in a timely, legal and professional manner.

Bad Debt Collection

Just as evictions are a part of the business process, collecting outstanding debts is also. Blavesco utilizes independent third-party collection agencies to obtain any unpaid rents, damages to property or other fees. We ensure that the entire process is handled with licensed professionals, lawyers and government agencies as needed.

Property Tax

Enjoy our pre-negotiated bulk volume discounts to protest and reduce your annual property tax. This takes all of the paperwork and hassle out of fighting and reducing your annual property taxes. Blavesco will handle, as your agent, all protests, appeals and reductions of your taxes – with the gains going straight to your bottom line.

How it works:

In order to keep your financials secure, we use a state of the art portal system that communicates with your email. Each time you wish to view your statements, you must visit the portal and enter in your email address. You will be emailed a single- use link that you can use to view your statements. This link does not have a time limit, however, it will expire after the first time you use it.
